Eyemouth port expansion

Project description

Eyemouth Harbour is set to become a future-ready deep water port that will open new opportunities in offshore wind, fishing, marine leisure, cargo, and cruise.

A harbour extension valued at up to £250 million will deliver multipurpose quays, deeper berths, extensive laydown space, and enhanced breakwater protection – establishing Eyemouth as a strategic hub for Scotland’s blue economy while safeguarding its heritage and driving regional growth.

Finer details

Eyemouth’s expansion will strengthen Scotland’s offshore wind capacity. Close to major Scottish and English projects, the port will support operations and maintenance (O&M), pre-assembly, integration, and component storage. New facilities will attract supply chain businesses, drive innovation, and help accelerate the energy transition.

An investment of up to £250 million will deliver 2 hectares of laydown space, a new 450-metre breakwater, and a total of 700 metres of new quayside – including a new basin with water depth of up to 10 metres below chart datum, heavy lift capacity, and shore power.

With up to 30 hectares of adjacent development land and direct access to a high-quality distributor road linking to the A1 motorway, this future-ready infrastructure is well placed to attract high-value maritime and renewables businesses, create skilled jobs, and drive regional growth.

The project is in its initiation phase. The Outline Business Case will be completed in Q1 2026, with consenting and development taking place from 2025 to 2029. Construction is planned for late 2029 until 2031, bringing the expanded harbour into service by 2031.

As an independent trust port, Eyemouth Harbour Trust reinvests all profits into sustainable infrastructure. Its mission is to maintain, preserve, and improve the harbour for stakeholders and the community, creating long-term economic and environmental value.

Already home to the 450 megawatt Neart na Gaoithe (NNG) offshore wind O&M base, Eyemouth is targeting at least one additional operator, with capacity for more.

The expansion could service major projects like the 4.1 gigawatt Berwick Bank project and the future 10-16 gigawatts of potential projects within UK8N, while enabling cargo, cruise, and marine leisure growth.

Location

Opportunity summary

Eyemouth offers a rare chance to shape a transformational deep water port on Scotland’s east coast, just 50 miles from Edinburgh and six miles from England.

This up-to-£250 million expansion will serve offshore wind, fishing, leisure, cargo, and cruises, backed by strong government and community support. Designed to support diversified revenues, robust supply chains, and low carbon growth, it’s a high-impact gateway to Scotland’s green economy.

Partners

Scottish Enterprise has provided £3.2 million in funding to support land acquisition and development, enabling new infrastructure and business growth in Scotland’s offshore wind supply chain.

The Scottish Government’s £500 million Offshore Wind Supply Chain Investment Programme underpins the project, driving inward investment and positioning Scotland as a global renewables leader.

Through complementary investments in related renewables infrastructure, the Scottish National Investment Bank supports Scotland’s ambition to build a world-class offshore wind supply chain.
