Dundee Waterfront is one of the largest active regeneration projects in the UK, covering five key zones along an 8km stretch of Dundee’s waterfront.

The primary investment opportunities are within the Central Waterfront which includes several sites which are wholly owned by Dundee City Council (which is the consenting authority) and are "shovel ready".

Development at Dundee Waterfront is based on the solid foundations of a visionary masterplan and the significant public and private investment already made to develop:

  • Necessary infrastructure
  • Serviced sites for development
  • Civic space at Slessor Gardens
  • A new railway station
  • V&A Dundee (which opened on the 15 September 2018)
  • Over 60,000 sq ft of grade A office space at Site 6 completed and fully let

Development to date adds to the attractiveness of the city and its waterfront as an investment opportunity.

Development zones

Central Waterfront (commercial, residential, retail, leisure and hospitality)

The Central Waterfront provides a range of opportunities which are varied and include: mixed use, infrastructure, commercial, residential, retail, hospitality and leisure.

A total of 155,842 sq m of floorspace will be created across nine development sites, within the central waterfront. This will create 89,287 sq m of commercial space, including 4,000 sq m for hotels, 42,155 sq m of residential space, which will create approximately 500-850 flats and 19,880 sq m of active ground floor space for boutique retail, cafes, bars and restaurants.

Seabraes (creative industries and residential)

Opportunities are also available at Seabraes (site wholly owned by Scottish Enterprise) for both creative industries and residential developments.

City Quay and Dundee Port/Marina (commercial, residential and leisure, industrial and renewables)

Independent studies identify that a modern marina in Dundee of circa 300 to 400 berths could provide for a sustainable and viable marina business. This in turn would meet current and future boating demands in a niche area of the East Coast of Scotland. Accordingly, Dundee City Council is committed to providing key infrastructure projects for the marina.

Investment opportunities

Development of the Central Waterfront is phased, with several plots available for immediate development subject to planning consent. 

Works are ongoing at Waterfront Place which will create a new landscaped public realm area including an Active Travel Hub, hard and soft landscaping, an urban beach and an interactive playpark. Completion is expected in summer 2021.

Proposals for a 4,000 capacity E-Sports Arena, Education campus and work/live accommodation are being worked on by Northern Lights Arena Europe.

 Proposals for a mixed-use development on Site 12 are being discussed with Dawn Development.

Agents for Dundee City Council, Ryden LLP, continue to engage with a range of prospective developers across the Central Waterfront.
