This is the future of healthcare. New commercial opportunities are being created in Edinburgh BioQuarter, a world-class life sciences cluster that’s home to two major hospitals, University of Edinburgh research institutes and growing companies.
World-leading academics, business and clinicians will live, work and play together in this new mixed-use quarter of the capital. Planned development over the next five years, covering 27 hectares, includes clinical, academic and commercial space, and a GDV of £750 million.

Edinburgh BioQuarter is a leading UK centre of excellence in health and life sciences innovation, with a community of 8,000 people working and studying within its boundary.
This 160-acre site is a melting pot of talent - home to healthcare innovators, honoured clinicians and academics, a global top-20 medical school, hospitals and a host of award-winning scientific research institutes.
It is one of the UK’s largest development opportunities in the life sciences sector.
Global vision
Edinburgh BioQuarter is undergoing a transformation. The partner’s vision is to grow the site into a new neighbourhood of Edinburgh, centred on a world-leading community of healthcare innovators. By developing at scale and at pace we will accelerate solutions to global health challenges.
The masterplan for BioQuarter is evolving to deliver a mixed-use site, with partners seeking to create a place where its community can live, learn, work, play, relax and discover as part of Edinburgh’s health innovation district.
A highly skilled workforce, competitive cost base and hard to beat quality of life make Edinburgh an attractive destination. Located just 5km from Edinburgh’s historic city centre, BioQuarter is located within easy access to international airports, walking and cycling routes, local bus and tram services and UK rail services.
With £522 million of partner-funded investment already on site, there are currently plans for a further £328 million of self-delivery projects over the next five years, taking the community on site to around 13,000 people.
Investment opportunities
To deliver its global ambitions - with a GVA estimated at over £750 million - partners have started a competitive procurement process to find a private sector partner to develop the remaining 27 hectares at BioQuarter. This is likely to include opportunities in:
- Life sciences research and development
- Commercial labs and offices
- Life sciences innovation support services
- Hotel, community hub and supporting retail and leisure uses
- Residential homes and affordable housing
- Public realm
- Secondary infrastructure
- Facilities management services
- Environmental sustainability
