Perth Eco-Innovation Park

A four-phased development of mixed tenure housing, a smart distribution centre and business innovation park on the outskirts of Perth, supported by more than £140 million of planned public investment in infrastructure.

Perth is a rapidly growing city with a population of 50,000 - projected to grow by 24% by 2037. Located in central Scotland,  the city is less than an hour away from Glasgow and Edinburgh and 90% of Scotland’s population is accessible by rail or road in 90 minutes. 

The development is a 130-hectare zoned development area, with:

  • 1,600 units of mixed tenure housing
  • A distribution centre (30,000+ sq m)
  • Business park (20,000 sq m ) for commercial office, industrial, hotel, leisure, district heat and power system
  • An academic centre

The eco-innovation park will host technologies, systems and processes to decarbonise urban growth including electrically enabled highways, mobility as a service, automation, artificial intelligence (AI) and renewable district power generation.

Investment returns will be generated from infrastructure revenue through property rental and heat/power streams, and revenue from design, build, finance and management of the academic facilities.

Perth Eco-Innovation Park is so perfectly placed to host and nurture smart logistics development, coupled with investment in clean energy and innovation technologies for urban living.

Located within a 240 hectares mixed-use development which will provide 3,000 new homes, schools, amenities and public realm, Perth Eco-Innovation Park will offer 20 hectares of serviced plots with a smart infra-structure backbone. All to support eco-innovation investment and business growth.

This is the space to host and nurture the innovations we are seeing across the globe in the fields of:

  • Smart logistics and transportation (consolidation centre, cold and shared storage, 3D printing, medical storage and Last Mile delivery, automation, hydrogen fuel and Smart Mobility as a Service - MaaS)
  • Smart energy (smart networks, decentralised renewable production and distribution)
  • Smart construction, potentially (net-zero carbon commercial and residential buildings, network infrastructure)

...all set within an open, digital infrastructure.

The park will benefit from renewable energy provided by a large solar farm and other sources adjacent to the site.

Perth Innovation Highway will connect the Park to the A9 with a grade separated junction and to Perth City Centre – a first for Scotland and establishing Perth as a city-scale eco-innovation living lab.

A benefit of our strong public-private-academic partnership is that Perth is now uniquely positioned to capture this economic opportunity. Our analysis and forecasts suggest the project will deliver 1,000+ new and skilled FTE jobs for Perth and the Tay Cities Region as we transition to become Scotland’s leading low carbon economy.

Infrastructure and technology investment opportunities are available now and end user ready sites will be ready in 2024.

Investment opportunities

A strategic opportunity for a joint venture partner, debt or equity investment to bring forward a Scottish Eco-Innovation Business Park.

Capital expenditure is £50 million, GDV of over £100 million, peak borrowing of £20 million. It covers capital and revenue projects in infrastructure distribution, commercial and residential property, and district heat and power network.
